I would like to report that after reading these complaints, It is unbelievable to see how TM is still in business. I purchased a home in Teresina II, Elk Grove, Ca. in 2012. Numerous repairs have been required over the nine years, the most dangerous and frightening was hot wiring with the electrical system. The fan in the bathrooms moisture component come on anytime, when there is absolutely no moisture in the air. The electrical contractor was unable to correct the problem. I had to hire a outside electrical contractor to correct the problem. Poor seal of the master soak tub. Four years after entering the house, cracked tiled was observed throughout all tiled surfaces. This was reported, the response during the visit was the house is settling, a natural event. Last year the problem worsened, I called out a tile contractor from a reputable company, upon removing the tile, there were large cracks in the foundation, he advised me to call the builder. I contacted TM Corporate office, was referred to the regions representative spoke with Sal Garcia, I have never spoke or met anyone so rude, argumentative, brash . He debated mw about One-fourth and one-quarter also width and length. I thought what a Grand Idiot. My warranty sunsets next year, yet he hold me he would “do me a favor and make a visit to see the foundation crack problems.” Upon arrival the tile contractor was present he pointed out the crumbling brown dirt, SG scratched the material and stated this is not dirt.” I questioned him as to what was the material, he then took pictures of the cracks and was to contact the cement contractor. The next afternoon I received a call from Garcia stating, “just as I thought this was not dirt as per the cement contractor, and was acceptable as per building codes. What Poppy Cock. This is the reason I am sending in this complaint. I am a senior citizen with some disabilities. Something has to be done about the practice of TM as all of these complaints have been stated.

I live with my beloved family wife and 2 children. Being in Minnesota for more than 10 years, we had moved to Austin recently 3 months before to settle here with my family with our first dream home.
A month before we won the bid for a Lot with your Taylor Morrison’s Traditions at Vizcaya, RoundRock community. We had just completed the structural upgrades and are in the process of finalizing other upgrades. The construction might start in another 1 or 2 months.
My family is very much interested to have BALCONY. Few weeks before, I had requested your sales consultant (Amiee) to add Balcony which I didn’t add during the structural upgrade session. Now Amiee came back and said NO to add the balcony as it is late. Then I talked to boss(Tom Packard) of Amiee and he is very tough and said BIG NO. Then I tried with Tom’s boss Dawn Bright, VP Sales & Marketing. Dawn gave hope to pay additional $10,000 to reprocess the documents but after sometime she also came back and said NO.
Now my family is very upset for not having Balcony and couldn’t sleep. It might sound simple and silly but the fact is that we are buying this dream home from our hard-earned money. As we really liked your community, we had paid $200,000 additional premium to the Lot in addition to the Base price and structural/Design/Electrical upgrades and total price of home comes around $850,000.
For your information, I had also referred my friend, who had already purchased the home and also my boss is also planning to purchase a new home and all through Amiee.
Having said that purchasing our first dream home in premium price, I am finally coming to you and typing this message at 2:00 AM CST with no other option left to mainly satisfy my family’s dream to add a BALCONY. Please consider our request and kindly place orders to add balcony into our first dream home. We would be very happy and grateful to you and your team.

I recently bought a house from Taylor Morrison and I have a problem with the tree in the front. The tree is dead right from day one. I got in touch with a manager and he promised to replace the tree. But when I kept on sending the emails about any updates, I haven’t received any response from the manager and not even a call on my number.
Till few days back, I had a very good opinion about Taylor Morrison and very proud that I bought a house from them. But now, seems like I need to change my opinion.

Does this do any good? With all the attorneys involved, they figure we will tire of waiting for them to respond. My home is new and falling apart. I cannot get Taylor Morrison to listen to me. Yesterday my kitchen cabinet drawer front fell off in my hand. This home is supposed to be under warranty. We have been here 7 months. I cannot figure out how to file a claim, as everything online is addressing how to buy, even “warranty forms”. We are senior citizens in a 55+ community. How can we at 81 years old fix our own “warranty” issues? We shouldn’t have to. Taylor Morrison is building another community close to this community, and all we can do is go online and inform people of what to watch for. We have neighbors with mold in their bodies and in their homes due to water drainage issues. This is a new community with lots of problems. Guess we 80-year-olds need to get a job to afford to pay for repairs “under warranty” Who can help us, we all can’t afford the attorneys.

Very disappointing… Flake is a ‘ poser’ / sellout who cannot be trusted.
As a one year owner of a T.M. home…I and my fellow residence will no longer endorse T.M. homes as long as Flake is employed with your organization. I have also sold off my T.M. stocks.
Flake was worthless for AZ and he will be worthless dead weight for T.M.
I encourage you to re – evaluate this hire for the good of your company and its reputation.

All of the comments above are familiar. I just composed a letter to Sheryl Palmer and am at a loss as how to send it. My conclusion from all of our experiences is that they are so cushioned by lawyers that they don’t have to do anything for anyone. How they can possibly be the #1 builder I can’t figure out. They will tell us they will do things and that’s the last we hear from them. We have mold issues affecting our health and lost one of our two yorkies as a result. There has to be a way to stand up to this Goliath.

We purchased and closed on our home April 2018 located in Houston Texas and have had many issues with our home. Some have been resolved after numerous attempts and poor communication with the Project Manager. Our main concern is the backyard landscaping that was not graded and standing water that creates a very bad smell. We have made several attempts to request to have French drains installed and have this repaired and have had no response to date. The Project Managers supervisor is not even responding. I would have preferred to communicate with under pleasant conditions, but unfortunately I feel obliged to discuss the unpleasant condition of my new house. My house is in the newly developed Avalon Community at Spring Green in Katy, Texas, 77494. The builder is Jonathan Edwards and the local Office Manager is Kate Clark @ Tel: 281-726-7729).
The problems with my house run from shoddy workmanship (Peeling exterior paints, Kitchen Cabinets, holes under the sinks that are letting in Spiders and Mice from in-between the walls, poorly done landscaping, poor water pressure in the Master Shower and constant electric blackouts, etc). These problems have been well doXXXXent and known by the local builder and management. Both promised me to fix the current problems prior my closing date on 29 December 2017. On 18 December 2017, I hired an independent home inspect. After he completed the inspections, I gave a copy of the inspection to Jonathan and Kate to review and repair the deficiencies. Both promised me to have the problems resolved prior to the closing date. Unfortunately, has been done up to date. Whatever has been repaired is still not working properly. In addition, have been forcefully incorporated to the Taylor Morrison unpaid role of waiting for inexperienced repair men who come me at odd times which is affecting my regular employment. I get a feeling that I have become a burden to the builder and the local management whenever I call to inquire about poor workmanship and the specific time repaired are scheduled.
One month appears to be a thousand years in my new house! For example, I a month after closing on my new house, I am forced to hire a painting team to redo my entire external paint. The walls are molding around the base areas of the house, blackening patches on the walls and most of the walls show black writhe because Taylor Morrison builder used one paint coat. I have to paint the house to save my new investment.
The upgraded white Kitchen Cabinets look brownish and smeared up. I paid $10,000.00 for the kitchen upgrade. I would like a responsible TM personnel to just come look at the cabinets to grasp my complaint.
The holes underneath the lower cabinets are letting in mice and other organisms. I paid for Terminix to do extermination work but the problem persists. All these problems existed while the house was nearly completion. The local manager told me the problem had been resolved but evidently nothing was done.
I am writing this formal complaint out of frustrations with the local team. I tend to think every time I mention some problem, they think I am asking for a free favor or a freebee just like the old food stamp welfare from the government. But, the fact remains I paid for a house that have turned out to be more less an nightmare that is affecting my work time, let alone the persistent headaches!
Today, I was informed that a landscaper who just unevenly threw patches of Bermuda grass on my yard on top of rocks and unleveled will be coming to redo the landscape between 12 and 5 PM. I waited the entire day but no one showed up. Ladies and gentlemen, what kind of business is this where time is not of essence? My time is valuable! I missed a business meeting in San Antonio simply because I had to wait for “a no show landscaping company and no one called me to alert me”.
here is the deal! would please give me an email contact where I can the independent inspector’s report so that a responsible personnel can look at it and devise a reasonable way forward so that I can have a written doXXXXent which shows what is supposed to be done, managed by “who”, and at what specific time?
I just want to know the specific steps to be followed in making my new home worthy of what I paid for it.

from the day I signed my contract back in February 2017 there have been nothing but delays, whilst most of the people who purchased months after I did are already in their homes… this has been nothing short of a nightmare thus far. and at this point ,I am sorry I ever went into contract with Taylor Morrison..
we started with permit delays due to what I can see was taylor morrisons issues and not the building permit dept.
then apparently the inventory homes took top priority over my home.. and weeks and weeks go by ,,, nothing moving on my home..
I have done my part as a buyer,, paid you a lot of money and I am still several months away from closing..
so my 4 month build becomes a 10 month build, maybe more… nobody can tell me

Just wait until you move in and try to get warranty work done! You thought you were frustrated now…just wait! There was a near riot at a recent neighborhood meeting when the TM rep indicated she wasn’t aware of any warranty issues and about 30 people stood up and said there were problems with TM honoring their warranty!! I was told the only lot that will accommodate a ranch without a basement is one directly across from the swimming pool. This is hard to believe because of all the none basement lots available. This community although overpriced has potential but has been disorganized from the start.

My husband and I have both contacted our builder at Rockhouse in Lawrenceville, GA. When we moved in during August of 2016, both trees that were planted in the front yard looked like they were dying. Our builder said to contact him if they did not grow. Spring has sprung in GA and there are no buds or greenery on these two trees. I actually do not even know what type of trees these are because of the lack of leaves. I know they are not maple (which should have been planted since they are hardier). If I purchased trees at Home Depot, Lowe’s, etc. I would have a year for replacements of dead trees, shrubs and flowers. I certainly hope that Taylor Morrison can provide us with new trees as quickly as possible. We take great pride in the appearance of our home and the outdoor space surrounding it.

It is with great displeasure and distress that I am writing this email. I have been trying for the better part of two years to get outstanding items from my 10-month walk through resolved. Having built two other homes, I have never experienced the unresponsiveness that I am about to describe. Furthermore, the fact that I am having to write this email is very unfortunate as the outstanding issues are fairly simple; paint mismatching, sheet rock issues in the garage, and builder chosen product causing defects in three interior doors. I have worked with two different warranty request individuals only to be left with broken promises, lack of communication, and unprofessional follow-up and responses. Over the course of 18+ months, I have taken numerous days off of work and even reserved Saturdays to help with bring workmanship issues to closure. Most recently, I took time off from work on 02/08/2017, and the warranty request manager instructed me that he would follow-up on times to bring the remaining issue to closure. After 5 1/2 weeks and three communications asking for a response, I finally received a response that included a retraction of a promise already made and no proposed dates for closure. After sending electronic verification of the continued representations to resolve the issues surrounding my interior doors, again I have received no response for over a week. I requested dates to fix the paint and sheet rock issues and a supervisor to further assist with resolving the issues related to the interior doors. As of today, I have not received a response to either; unacceptable. I will also mention that this email is only a brief description of what has occurred since my closing almost two years ago.
Writing this email is an obvious attempt to escalate and bring closure to the outstanding issues after months of frustration and lost time from work. My only interests are to bring closure to the outstanding issues. As a professional myself, I am both amazed and disappointed at the lack of professionalism, accountability and follow-through for a company the size of Taylor Morrison. I have tried not to be overly critical of the warranty managers as I understand they may be working with tight resources. From a customer service perspective, the operational processes in place to resolve warranty requests is a dismal failure.
While I will continue to escalate, it is my hope that sending this email will get the issues resolved promptly and improve the experience for future customers.

I spoke to today concerning construction workers trash not cleaned up in a natural wooed area of the subdivision! She informed the tradh wasn’t from construction workers but it is. I walked the area everyday since I purchased my home July 2016.
There are dumpsters through out the area that the workers could use.
The homeowners would like a nice clean areas for the neighborhood we call HOME.

I am reaching out in hopes that someone can help better facilitate my home buying process. I sit here in a place of disbelief and utter disappointment because I feel as though I selected a builder who tends to recognize buyers as just a number and not a name. My husband and I have been very pleasant during this whole process but now we feel as though we are being taking advantage of.
When searching for our dream home my husband and I visited various builders and communities via the West Lake Houston corridor in Houston, TX to seek out the best area and home for us to plant our roots. the West Lake Houston corridor to seek out the best area and home for us to plant our roots. We had a few toss ups between builders in the Groves, The Bridges on Lake Houston, Water’s Edge and even preexisting homes in the Summer Wood community. However, we took a huge “risk” by selecting Taylor Morrison’s community “Still Waters on Lake Houston” which was not even developed at the time. I thought I made the best strategic decision when it came to building our home and the community we would live in but now there are a lot of uncertainties which have me questioning my judgement. I was super excited about the home along with my children and husband, however, our excitement has turned to pure disgust.
Issues we have incurred during this whole process are but not limited to the following:
• Urination discovered in bathtub
• Food trash scattered though out he home.
• Urination in water bottles when viewing the home in early stages with our children
• Sheet rock found under butler’s pantry – not floated, mudded or panted
• Damaged cabinetry – kitchen and master bath
• Water seeping in the home near the two walls in foyer and 2 at coffered ceilings in living room
• Painting issues
• Comparables submitted were not sufficient for appraisal
• Additional comparables not sufficient to change appraisal Front door stolen from the home in January 2017 – we feel so violated as potential homeowners
• Closing date has changed numerous times, from November, December, February and now March
• No concrete closing date has been communicated
• Lack of communication from sales regarding closing date or changes to the home

Let me start by saying I never write letters to the corporate headquarters of any business unless I had an absolutely amazing experience. If I had an extremely bad experience I don’t write letters I just never return and give another company my business. But, I am making an exception to that rule this time because I am NOT happy with the whole building process and outcome of my Taylor Morrison home.
The following (in blue, regular font) is what Taylor Morrison claims on their website. Red italic are my issues.
The Taylor Morrison Difference
It’s pretty simple when you think about it. We’re here to build a home that your family will love to call home and that you’ll be proud to own for years to come. We moved in two weeks ago and I am already keeping a daily watch for homes on Realtor.com. We don’t want to put any more money into this house knowing we will not be here for long. If it doesn’t meet those standards, we haven’t done our job.
We start with a simple question: What makes a great home? Home buyers like you have told us what they value and expect from a home builder. From that feedback, we’ve created these objectives that we live by every day:
•Homes that use design to create spaces that work for you and your family. We actually love the floorplan which makes this whole process so bitter sweet.
•People who are knowledgeable and passionate about what they do. Here is probably the biggest problem we have. Your design center was NOT knowledgeable or passionate about what they do and it cost us a lot of money in the end. Not only did Lisa our design center councilor not know what she was saying, she was no help at all. Very dismissive. We bought the most expensive kitchen upgrade package thinking we were getting the best appliances only to find we got a lesser product. Imagine our surprise when we walked into other homes in the neighborhood and saw GE Monogram. We paid more for our package which came with GE Profile appliances when there was a cheaper package that came with GE Monogram. Lisa NEVER told us that was an option. We went through all the channels to get this resolved, but each step of the way up the corporate ladder we went Taylor Morrison chose to back their employee instead of their paying customer. Instead what hear is “Why did you buy that package then if you wanted Monogram?” Are you kidding me?! We still have all email correspondents with Lisa asking if Monogram was an option and she never gave us a direct answer leading us to believe GE Profile was all that was offered. Now every time we walk into our kitchen it is a constant reminder of how we paid more for appliances that have a retail cost of $4000 less than the Monogram appliances. This is absolutely shameful.
We also had and issue with many of the framing studs. The superintendent at the time told us, “ don’t worry its ‘good enough’”. My husband responded, “So you’re the ‘Good Enough’ builder?” Again, very shameful.
My complaints can go on and on. But I know you are busy so we will leave it at that.
•Financing programs that are clear to understand and save you time and money.
•Warranty programs that fix what’s wrong and provide you with peace of mind.
These things may seem like simple ideas but they’re important. We want you to love the home we build for you. Trust us to build it for you.
Customer Referrals
NO referrals from us. I can’t in all honesty refer someone to Taylor Morrison. And that really saddens me. I am not the type of person to say negative things about someone else. I typically keep quiet and not say anything. But when a friend asked about a Taylor Morrison home I redirected them to an Aston Woods home. We had the best new build experience with an Ashton Woods home. And maybe they set the bar too high for any other builder, because Taylor Morrison failed to measure up.
We take things like quality construction, superior design and customer service very seriously. It’s your home. You’ve trusted us to build it for you. That means something.
That’s why it matters to us what you think of the Taylor Morrison home that you buy. Reviews matter. What you think of our homes matters.
We want to hear from you. We want to know what you think. Only then can we create the best home possible for you and your family.
This is our second Taylor Morrison home and with the first one we had many issues, so as the old adage goes:
Fool me once shame on you, fool me twice shame on US!!!

We are about to purchase a new construction coach home in Esplanade Golf , Naples. We ran into different problems, but we always believed that good communication between the parties can solve everything. That proves not to be the case here. The unit was a spec, but we negotiated several changes amongst witch was a carpeted staircase. The builder agreed to go from that to a wood staircase which was supposed to match the existing flooring in the condo. We ended up having grey floors and dark brown stairs. Several times during this process we asked about the stain color to be used, and the answer was always the same, ”we’ll try to do the best matching possible.’
After the fact, we are being told that there were only five stains they use for the stairs anyway, and that the dark brown stain was chosen for our condo and appears as such on the negotiated contract. The one stain that would have matched our floors was no longer available. We did not make that choice, nobody informed us we could make one, and we were kept in the dark about the five stain color choices available, and the fact the best matching one was not being used anymore.
We would like to know the person who, arbitrarily, made that choice for us, and is now hiding amongst so many layers of names we, customers, need time to sort out. We also make the request that this problem be fixed by the builder either before closing or a promise is made it would be fixed after the fact. We are willing to have our own contractor redo the stairs if it comes to that. The quote was for $3,000-3,500.

I had tried to buy a home from Taylor Morrison in Richmond , Texas. I was misinformed and misrepresented in the home buying process. I Paid $5000, for ernest money, and paid additional of about $7200 on additional room and upgrades. I did not qualify for the in house financing or outside financing. I need the refund for my $12,000 plus. I will send the checks information. The home has been sold. The agent still want to sell new homes to me. I just want my money back. The office did not pre qualify me before accepting my funds. I was misrepresented . There are federal laws that regulate home sales to consumers, I want to contact Taylor Morrison head office before I file a complaint the Federal and state Regulatory boards. I need my refund.

Taylor Morrison does not stand behinds its product. They are more concerned with taking care of the sub contractors than they are with new homeowners. Case in point. We moved into our home in December 2015. Our marble shower floors are more than 50% hollow underneath. The Tile sub contractor and Taylor Morrison both state there is nothing wrong with having more than 50% of the tiles hollow underneath. They refuse to take any action until a tile breaks or shifts or one of us is injured. So this scenario is perfect for Taylor Morrison and the tile sub as neither party will take responsibility and therefore we the homeowners will incur the expense once the floors fail, and they will eventually fail. We have provided Taylor Morrison Corporate and the President of the sub contractor with doXXXXentation stating this is not an acceptable tile installation and neither party has had the courtesy to respond to our complaint.. The mistake we made when purchasing our home was that we listened to our sales person who promised and guaranteed that our home would be perfect.. The one year SELECTIVE warranty is only as good as the builder standing behind it.

As a Taylor Morrison home owner, I am displeased with the customer services practices of your warranty department. After owning the home for 1.5 years, numerous systemic issues have risen. The latest occurred when I was enjoying breakfast in the kitchen and was surprised when water started leaking from one of the kitchen light fixtures. I reported the problem to the warranty department via telephone on Saturday, 16 April and did not receive correspondence until 21 April at 0900hrs requesting to assess the situation between 1100 and 1300hrs. When I stated that I would be unavailable due to work obligations, the sender of the email, Taylor Morrison quality control personnel Mark Furletti, assured me that a plumber would contact me Friday, 22 April. This contact never occurred. When I called Mr. Furletti at 0930 on 25 April expressing my displeasure with the generally poor customer service, he smugly retorted that the leak is the plumbing system and only warranty for a year. He stated that they were “doing me a favor” by even following up with me. I am trying to fathom how a professional builder with that works for a company with the reputation of Taylor Morrison inputs a plumbing system into a brand new house that begins failing just after closing. The house was purchased August 2014. The drain that is leaking is a reoccurrence of a previous issue. Through the warranty, a plumber arrived to remove relatively large pieces of wood from the drain that was causing all of the upstairs plumbing to back up. Apparently, they mitigated that issue by merely causing another one. This is an unmistakable blemish on the craftsmanship of the homes you sell and will not be forgiven unless recompense is awarded. I am active duty military and purchased this house while residing abroad in Japan. I did not return to the United States to begin residence in the house until 1 March 2016. It is beyond the farthest reach of my imagination that one of your flagship homes within the Gardenia Glen subdivision in Connerton, Land O Lakes, FL would begin to have such drastic problems as soon as I took up residence in it. If you value your customers and future business relations at all, please answer this inquiry and put your customers first as your strategic plan as a corporation suggests that you do.

We moved into our home in 2013 and have had non stop problems with this place since we moved in!! They ruined the paint throughout the house, half of the floors and walls are wavy and we have grout cracks everywhere, we had a leak in our roof already, and the ac unit has gone out over a dozen times!! When I’ve tried to get things fixed, your warranty guy is great, but the people that he has to go to (the contractors) to approve what we’ve told the warranty guy needs to get done is an idiot! He thinks constant little patch jobs will fix everything, but it’s only temporary fix after temporary fix, and quite frankly, I’M TIRED OF HAVING TO CALL YOUR COMPANY TO FIX THINGS THAT SHOULD’VE BEEN DONE RIGHT THE FIRST TIME! We spent a lot of money on our first home, and because we bought from you, it’s been a nightmare. Currently, our ac unit is out AGAIN and my children are cooking while we wait for the ac company to come out TWO DAYS from now (as they said that was their earliest appointment) and your warranty guy is on vacation for a week, so I have no one else to call to fix this without paying an arm and a leg for a system that you installed that is clearly NOT WORKING! I am beyond livid, and this doesn’t even begin to touch the subject of other things around the house that your contractor argued with me about because, naturally, I’m a woman so I wouldn’t know anything about construction or paint, or tile, etc. Well guess what? I don’t like being talked down to like I must know nothing simply because I’m a woman, and I’ve done more construction work than the people you have following up on these warranty requests that people send you!! With how many problems people in our BRAND NEW subdivision are having with just the ac alone, I will be surprised if you get away without having a class action law suit filed against you, because there is serious talk about it already and you still have several more years planned with building this community. When you respond to me, if you do, I would like to speak with someone other than the contractors/ agents you have for the Adora Trails community as they have clearly not done the right thing by me and my family yet. Please have someone from corporate get back to me as soon as possible. Preferably before my husband, our kids, our dogs, our cat, our fish and myself all bake in the house you built in Arizona in the middle of summer!!
