I am a very upset bud resident they won’t come and fix the things tht are normal wear and tear and I believe mold is in my home my daughter is asmatic and my son has severe exema and I feel that this is discrimination of sme sort I just want my home to be just as fair as anyone else I have tried to reach out to corporate they keep saying they are comming and they are not I don’t understand I just want to be comfortable and safe I have gotten emails to other complex I don’t understand why they are getting paid to fix things and aren’t I want a lawsuit at this point

Once again my AC unit is out in Morgan Properties in Upper Marlboro Md. I wouldn’t recommend anyone to move to this place! Instead of replacing things they rather put a band aid on it! I have made several attempts to get my Ac working even calling the rental office.. They informed me that they don’t know what I should do with my three year old son who stays with me.. The fact that your Ac being out is not priority is beyond me… Never again will I rent a apartment from this company.. The company and whole staff sucks

Good evening, My name is Tanika Dailey and my family and I have been residents here at Orchard Meadows in Ellicott City, MD for almost two months. I take pride in my communities and chose this property because of its distance from my job. When I first came to this property I had high expectations because I believed that I was in great hands. I even left a great review for the Assistant Property Manager who I trusted with her word that we would be properly taken care of. I was sadly mistaken. I should’ve known that something was off when we were told the unit we had chose was unavailable for viewing and given an virtual tour instead. We were told that our unit would be fully renovated and all of our appliances were updated. That was not the case. When coming into our unit, I first noticed that the kitchen was incomplete, the floors were damaged (which took over a month to replace) the screen in the windows is coming out (which has not been fixed), the cabinet paint is damaged with shelves missing, the refrigerator has dents, the stove smells as if it’s burning, the burners won’t light and I almost burn myself each time I turn them on, the dishwasher has rusty racks and leaks water(wasn’t repaired), the sink leaks Under it. Then going into the dining area I noticed that the carpet was sticky so I can’t walk around barefoot in my own place. The first bathroom shower leaks water by the toilet and floods the bathroom, The cabinets are loose, the sink barely runs water so I can’t brush my teeth or wash my face, the cabinet paint is peeling, the door stopper is broken. In the laundry room the washing machines only work on cold water, and the dryer smells. In the second bedroom the screens are out and when they fixed the closet they never repainted the wood they chipped off. It took them over a month to fix the tub which was dirty with a exposed hole where the shower head is and again the water pressure in the sink is too low. And the cabinet of loose. I was told most of these issues would be resolved or couldn’t be repaired. All of the blinds are damaged. With all of this going on, I was treated with disrespect when calling, calls ignored, told lies about when repairs would be complete, and given the run around. I was even sent a message that my repairs were complete which is not true. Not to mention the times they were supposed to come to my unit, when I stayed home from work, didn’t come, and didn’t inform me when they entered the unit on other days when I was not present. I was also told that no one could be in the unit where I paid rent while repairs were being “completed “. This is unacceptable and makes me want to get a lawyer break my lease and move. My greatest concern now if that in the first bedroom, where the paint is coming off the windows, and the blinds are damaged, and where my son sleeps, the vent fell and hit my son in the head!!! How dare you guys do a half job and leave it loose and put my sons life in danger. I don’t feel comfortable calling your office because of previous experiences and I don’t want my son in a room with a hole exposed. We are working citizens and have paid our rent on time since we’ve been here and have been showed a lack of respect and treated as if we’re nothing, as if our concerns are invalid. There is no reason why we should be uncomfortable in our own place with so many problems in only two months. I noticed all the dedication that’s being placed into other units and wonder why my family and I were not granted the same treatment where as though if we were to make the littlest error here, I’m sure we’d be held accountable. I moved in November to Morgan Properties Idylwood, and have had numerous amount of issues with plumbing, water, heat, paint, carpeting, sanitation by my building, smoking, unsafe situations, even birds in my stove area, etc. I have spoken about transferring my lease and nothing has been resolved when I speak to the leasing office at my complex I am always dismissed, I have paid my rent on time always, have kept up with my ESA animals. but these problems are bigger than just one tenant, it is the property. I have reached out to corporate and waiting for a response.

Upon trying to pay my balance via portal I was told that they no longer accept checking or debit cards only credit cards. I was not notified about this and I paid earlier this month via checking account. I reside in your Baltimore County locations and was questioning is this really a policy and why weren’t the residents notified.

I have emailed the rental at Lighthouse at Twin Lakes in Maryland about a noise complaint coming from the unit above me. Stomping and running from 11 am until 10pm every day. Nothing has been done about it. If anything it has gotten worse and no one is doing anything about it.

I have requested a transfer 3 times it was a go then I signed the new lease in September no one has yet to help me to move out of here my son is 10 months old and has breath in this. 4521-001 I sent videos and Pictures to the Manager Mice coming out the walls scratching in the walls in traps that I pay for because what ever they are using your pest control company must be good because its more rodents then it was before almost robbed 2 mont age I had to call the police because its no security I was told they would be on the property more haven’t seen one yet bullet casings where someone was chasing someone shooting people fighting outside my window I brought a camera that recorded that also Bedroom door off the hinge due to the water damage of the door ceil being wet I have a 17 dollar balance on my account I can pay my rent but I have to deal with this. If nothing is done soon I have to report this matter to another source this is a outrage I can send you all the videos and picture that I sent the manager and the Request they put in for a inspection for mole and seal the hole I did and the mice eat through it. they are on the stove in the cabinets eating through the bed room walls I have the proof. The place is infested even the mail man said it was from the last renters told him that.And its true all these vacant apartments this apartment needs to have extensive work to clear out these rodents’ dropping poison isn’t going to fix this problem.

NOW I have to reapply to transfer to another apartment were its mice and rodents also more then likely. WHY this apartment was infested before I moved in here and I have proof I just signed a new lease in September 2022. This makes no since. MANAGER If I reapply now I can be moved by Christmas or New Years 2023 I work 12 hour shift to pay my rent I have to go to a rental office to reapply. I Have a 11 month old that I’m scared to put in his crib due to fears that a rodent my bit him. Re apply this isn’t expectable. Im being punished for bad quality.If I break my lease then you won’t to take me to court I owe December 2022 rent only not behind on payments the only time Im 2/3 days late is if my payday lands after the 5th a now I have to go to 7 11 to pay my rent and have no access to pay online anymore I can’t win here. Since they don’t honor good residents that at least pay the renting pay them gas and trash and gas to an outside company electric also Im paying out almost 1800 a month so mice & rats can be warm when the heat works brought 2 heaters to stay warm its sad. all I won’t is a transfer That all. My son has rented from Quail Hollow Apartments for the past 2 years. The first year living here was nice, but the second year the mice are so bad the dog doesn’t even want to be left home alone. The mice have eaten up the back of his coach and $200 pairs of shoes, eaten so many holes in the floor we can play 18 wholes of golf. And they have the nerve to take someone to court for for some rent money .

The office staff is rude and condescending and they treat the tenants like crap. I’ve had a few issues with them. When I first moved in, I noticed that things were out of place at times, but thought nothing of it. Later on, I come to find out the woman downstairs from me is sleeping with the maintenance worker. She made some indirect comments eluding to the fact that maintenance goes into apartments of course this was before finding out she was sleeping with one. When I brought it to the attention of the office it was disregarded and swept under the rug. Since then I’ve had to get a security system placed. Don’t move to this place especially Seneca bay in middle river MD. Horrible I can’t wait for my lease to come to its end and I’m out!

Wish I would have read about this company before signing my lease at Lkaeshore Apartments in Reading Oh. Two of the four staff members are rude as can be. Got into a verbal disagreement with one on the phone went to the office to get a number for corporate to report her she came out of her office yelling. When I talked to her boss she defended her actions. Not to mention the place is crawling with bugs. Wish I could share the video here

My daughter is moving into the Morningside apartment, Owings mills this weekend. The location is unkept, the lamp post fixture is hanging off and dirty. I’m a previous tenant, it sadden me to see how this property has gone down. I try to speak to the person in charge, but .the office atmosphere was unfriendly. Willow Lake Leasing manager is the worst. Very unprofessional and non apologetic to seniors and disabled tenants. She makes negative comments when you have death in the family and a maintenance emergencies don’t matter. Mold, mice, roaches, unruly neighbors, drugs being sold in front of building in daylight is how we live in Laurel, MD. You can never reach anyone to make comments and nothing is done. We pay market rent and live in a complex for public housing living.

Lease is ending Feb 2,2022 and on my way out, they are telling me I still have to pay an additional 2 months rent eventhough I will not be there. Had a family emergency in November so I had was to leave the country. I called to say I will not be renewing my lease and the rezpo se I got was ok. The person I spoke with did not say stating is not accepted. In addition, the apartment had no damages, clean and is up for rent.
I only make $1800 after taxes per month. Lets calculate that $2000 for the month. My mortgage is $1300 plus tax, light bill, cable bill $114 , phone bill of $110, college tuition of $350 per month, 3 children and additional $850 for loan.
Now, tell me how will I be able to pay and additional $900 plus dollars for 2 months?
They persons in the office are so selfish and heartless and money hungery. I these hard times when people are struggling you impose additional charges after they have completed their lease.

It is the same thing in Rochester,NY at Long Pond Gardens…management sucks big time and dosen’t respond to any questions asked,and you can’t get an answer from anyone. I was told almost 2 years ago that they were budgeted to replace all windows in the apartments,hence,I’m still waiting on that crap. I do notice however,that the office manager can come down by my building and smoke her cigarettes every day though. Stay away from this sh*thole, it’s not at all handicap accessible and every apartment is so outdated and needs major upgrading. Yet,management and corporate don’t give a sh*t about that. This place really sucks and we’ll be moving next year when our lease is up!!! STAY AWAY from this place!!!

I am a resident of hidden tree apartments in East Lansing MI. I moved into the complex in May 2020, Before my lease was up in May 2021 I asked to up grade my unit to a bigger one and first floor with a short term lease of 6 months, due to buying a house. When I moved into my new unit, the unit wasn’t cleaned and I had to clean it including the carpets, the freezer was still turned on and food frozen to the freezer. The counter tops have stains and holes, so I covered them up with contact paper, I do not want to put anything on that counter prior. The screen on the sliding door wasn’t the right fit, so maintenance came and replaced it, left the old screen which I threw it away after a few days of sitting there. The main glass sliding door doesn’t lock, even though they say it does, I used a metal pole in the tracks. My main door is hard to open. I have put in numerous orders for the A/C and finally they got a heating and cooling guy to come out, which I didn’t even know about. Luckily I had an adult there with my teen at that time. heating and cooling took out the old furnace filter and they were suppose to tell the office we need a new one, still no furnace filter, also recommended a new unit, still haven’t heard anything on that. Both bathrooms after flushing the toilets the water splashes out of the tanks, the main bathroom is so bad that the water is going into the basement. I think its ridiculous how you guys double the rent for short term leases. The pool is supposedly only open during business hours, which how are we suppose to know that without calling. what about us working residents, so we cant swim when we get home from work? Saturdays. 99% no one is at the office, again how are we suppose to use the pool. The washer in the basement, the tub over flows after washing clothes, time your done with laundry there is a huge puddle down there. We have killed 2 bugs so far (don’t think they are cockroaches). I am a clean person and my house is always clean. Our new house will be ready in September and if I could break the lease before November I would but I sure the hell aren’t going to give the complex 2,000 to do so.

I have been a renter at the preserve in Owings crossings in MD for the last almost 5years and the maintenance and communication absolutely sucks!!! Between the mice, rust in the apartment things being broken and not fixed is just ridiculous and so unfair!!!! Same here I lived at Penbrooke townhomes my places smells of marijuana from my neighbor. I called the office, emailed they brushed me off.

I’m writing this communication to express my displeasure with the way your employee Ms. Taylor Alexander @ 2531 Sarrington Cir. Windsor Mills, Md. 21244 deeply insulted and offended me with her insensitive and callous remarks concerning my mother who has been dead for more then ten years. Ms. Alexander in an attempt at sarcasm sent me an email stating “It was a pleasure meeting” your mother today.”i This all stems from my inability to respond via phone or email to question why I was being charged an extra $12.93 on my rent for May when I paid the total amount due in full and this wasn’t the first time that this has happened without an explanation. On May 7, 2021 I had a friend go to the office @ 2531 Sarrington Cir.to inquire and to possibly speak to someone to explain the reason for the charges. Since Ms. Alexander did not know who my friend was it would have been appropriate to ask her identity or say nothing at all. I was extremely shocked when I saw this email and still do not understand why a person in such a professional capacity would thing that was ok to make such a statement without knowing who the person she was speaking to.
This is my attempt to reach out to someone who might be able to help me process this.
p.s. I still have no screen on my sliding door.

Lisa Foley is a regional manager over some of the apartment rental properties in Charlotte, NC. When I spoke with her previously about my concerns, she stated I could contact her any time I had any additional questions or concerns. I have called her several times over the last month and left several voicemails. Not once has she called me back. I called the corporate office to see if there was anyone else I could speak with and her colleague gave me another number to reach her at. When I called she was quite surprised and said she had to call me back. It’s been over a week, no phone call. Customer service is an important aspect of any business. When people don’t want to do their job and avoid hearing things that could be useful for improvement it hurts the business. It is extremely disappointing to pay so much money and not be able to have someone to speak with about your concerns ASIDE from the front office because their excuse is always something to do with corporate. Morgan Properties you really need to do better. I have seen other reviews and there are issues across the board.

I’m transferring jobs so I’m transferring from one Morgan property to another in Maryland Cedar creek. The lady there Alyssa is SUPER rude and no help. I pay my rent every month on time and I’m going through a process called smooth move transfer everything went good she says all she needs is the property manager to sign off. My brother lives in cedar creek and he said they never asked him for bank statements.. And last minute she tells me I need my bank statements. I explained to her i got transferred I’m not getting direct deposits and she still insists and tells me I need them or else I can’t get the apartment. I already put in my 30 day notice at my other apartment ! I have a child and she is super inconsiderate now after everything got approved last minute she says oh I meant to call you I need three months of your bank statements makes no sense! Very upsetting never met someone so unprofessional

I signed a year lease but they are billing me a month to month at 1219 a month. Now they say I owe 1308 dollars for January. I have spoken to Brittany their rep in the leasing office and she assured me this would be resolved. That was 2 weeks ago. This is not the first issue I have had with Morgan Properties. I have lived here for 3 years and when Westdale was the property managers I never had an issue. I just want this resolved, I am sick and tired of sending emails, making phone calls with no results. I do not recommend anybody to rent from a Morgan Property.

I want to know who I can speak with about a complaint I have with my apartment complex. Morgan properties in Concord, NC. The leasing office will not except a payment that I have due to it not being full. MY job went from bi-weekly to weekly so it was hard to adjust. So now I am 2 months behind with an eviction due to a non exception of money.

I am trying to resolve a dispute but unfortunately, I cannot find anyone at Morgan Property that is willing to help me resolve this matter. I’m told by the onsight leasing agent that my account has been transferred to an out of state office and can’t answer questions relating to the vacated premises. The leasing office directs me to the out of state office. When I contact the out of state office they direct me to the leasing office.
The apartment has been vacated for over 3 months and I am recently told by phone that I have a bill for damages to the carpet. We took photographs of the unit when it was vacated to protect ourselves against false allegations. We lived in the apartment for 5 years and paid all bills and followed all rules and never had any problems until we decided to move out. Now we are being charged for a brand new carpet when no damages were caused to the carpet, again, we have pictures to prove it. I need someone to please call me back and help me resolve this matter.

I am trying to reach corporate to deal with a neighbor who has been smoking weed, letting dog poop stay on the ground and pee over the balcony but no one has helped. The landlord said call the cops and got off the phone as if it wasn’t her problem. If it were a black family they would be kicked out but since it’s a white male she’s scared to address the situation. Should i seek legal help?

After moving from an apartment. I received a bill for damages that I did not cause. Carpeting after 2 years needs to be changed especially when it wasn’t new when I moved in. Also to pay for a bath tub that was resurfaced when I moved in. Management was unprofessional and refused to discuss any of my issues.
