To whom it may concern, We have been in our home for two years this April. There have been a problem with standing water on both sides of the house. When walking in the back it’s like walking in mud. I have posted this problem twice on your website. Even calling the Jacksonville office. I received several text messages that a survey was being done. The last communication I received was from Sydney Hays (which no longer works for KB Home), which text me on 2/13/18, that he was waiting for a date for a French drain to be install to help the water flow. This week I left messages with the Jacksonville office, and Darren Gowens. KNOW ONE has called me back at 904619XXXX or my cell phone number 862216XXXX. Should I use Social Media to get some results.

I have lived in my home for 6 and a half years. It is still new. I submitted a claim under my “ten year warranty” (which is useless and really should say 2 year warranty) and was denied because I didn’t paint my house in the first 3-5 years!? So the cracks and stucco failure is MY FAULT?! If you look at Sherwin Williams or any other high quality paint (which I was told was used on my brand new home but then learn how it is watered down by your vendors that you pay practically nothing to and is sprayed on so thin that of course the stucco will fail) it should last for 10 YEARS! In rainy or hot places maybe 8. So, when I submit a claim at 6 years and am told I should have painted already where does it say that? Did I sign something that said I needed to paint in the first few years or my warrantee would be null and void? Why would I know that? You found a loop hole to get out of repairing homes that should hold up. My home is brand new! Do not buy a KB home! And keep ignoring my calls KB corporate! I will call the news, I will stand outside where your neighborhoods are being built and show them photos of my home! Stand behind your work! You are millionaires taking advantage of middle class people. To other KB owners: If your second floor has cracks don’t let them tell you it is natural settling. Because I brought people out at year 2 and 3 and 4 and that is what they tell you. They wait out the warranty. They don’t want to have to fix anything. The second floor is framed it is not a block. The stucco is put on so thin and sprayed with such a thin coat of paint that there are air gaps that cause water to leak in and that is what makes most of the cracks on your brand new home. It usually takes more than ten years for the water to rot through the wood and cause even more damage. And, if you submit a claim make sure you paint it because then they will tell you it is your fault for not painting in the first few years and so they won’t fix it. I mean, we only buy new homes that are move in ready so we DON’T have the labor that soon but hey, it is our fault if the stucco fails not the cheap materials and cheap labor and deceptive practices that KB uses. EVERY SINGLE HOME that has stucco failure should be fixed in those ten years. Period.

I closed on my KB Home in Denver last August 2016. The outside paint has been terrible and the landscapers were fired before they finished my street. I was told by the warranty people that the landscaping would be done and the home would be repainted since the painting is terrible (the painter did all of the homes in 90+ degree weather). I finally (11 months later) got a small amount of landscaping, but KB Home is now trying to back out of the painting now that my warranty is almost up. I hired a home inspector who listed the caulking and paint as the major items in the inspection. Is this how KB Homes takes care of the buyers? Once you have closed they do not live up to the promises? PLease have someone from upper management contact me about this.

Hello,
My name is Michael Cabelka. I had started purchasing a new build from the La Ventilla location in Goodyear. As we progressed into the sale, I backed out because the cost became too great for me and my fiancé. I was working with Bill Snyder who I asked if the purchase price included appliances and he said, “Yes” in front of my realtor Mario Lazoya. When I called Bill to work things out, he was unable to make up for the cost of what was said. Bill and his manager Matthew Carnes informed me that they are not able to do anything about the situation because it was a “miss understanding.” Both my realtor and I heard Bill, and I signed the doXXXXents under false pretenses. I am not mad and I do not want to be a bother, but I would like to receive my earnest deposit back. I was no longer able to afford the growing cost of the home, and I had a bad experience with Bill Snyder.
Thank you,
Michael Cabelka

The house did not come with fridge, washer or dryer. That was one of the many expenses that I would need to pay for, on top of many other expense that I did not clearly understand.

Tried purchasing my first home with KB and have had the worst experience ever! Very unprofessional! They dropped the ball tremendously and did nothing to better my situation. I didn’t even get my call returned by the manager! They act as if they don’t want your business! Hope I can get someone in corporate to listen!

To whom ever can help me
I purchased a KB home in Holly Springs Nc. Last september. I have several concerns that
I have, Ihave addressed them to manager to no avail. We have experienced heavy rains
and our yard has become Niagara Falls.( I have pictures that I can forward)
Thousands of dollars in landscaping has gone down the drain, due the the deluge of water from neighbors, according to the city there should have been a drainage basin on the property. Also the slab that our air-condition unit is is slipping down the hill.
I know that a one year evaluation is coming in September, however we need help now.
I hope that this email does not end up in the trash. I can be reached at 919285XXXXX
thank you in advance
