Good afternoon.
I have been working with Bayview Loan Servicing regarding purchasing of property (Treasure Island, FL 33706, Loan No. 193871, Estate of James D. Peterson). I have made two written offers for the purchase of this property. After the first offer, your loan servicing company ordered two separate appraisals. The first was conducted based on an outside inspection only. The second was based on an exterior and interior inspection. The second appraisal came back with a value of $481,000.00. At that time, the decision maker on this property advised Bayview that only an offer for full appraisal price would be accepted. Accordingly, I increased my purchase offer to the full asking price, in cash, as-is. Two weeks later, Bayview advised me that the decision maker at BNY Mellon had declined my offer of full asking price, without any explanation or counter-offer.
The above-referenced property is due to be sold at a Court-sponsored foreclosure sale on August 30, 2017, at 10:00 a.m. I would very much appreciate someone from BNY Mellon explaining to me why an offer for full asking price has been declined. For your convenience, all of my contact information is listed below.
Thank you for your time and attention to the foregoing.
Sincerely,
Christopher M. Sierra, Esq.
