Initially I was under Ocwen, which is all the same depending on when you call. The experience with both has been a nightmare. Fast Forward.
After deciding to pay off the remaining balance. I sent PHH a check to pay off the remaining balance and they were in turn suppose to send me the difference in the check from my insurance company. The process to pay off and receive the check took 4 days for them to deposit the large check, but has taken a month and I am still waiting as of May 22nd, 2022.
I have sent emails to so many people, NOT one response. So I am going to send to Mr. Conely the CEO and Phyllis Caldwell Chief of the Board since I have not gotten my check. They said they sent out my refund check on April 22. Its May 22nd and nothing. The representative Shreya Imsamte stated that it because of the mail. That could be true, BUT I have received at least 3 correspondence from PHH since April 22nd, so why would the check be here. I received mail on May 18th, and May 10th. So if i received mail from PHH after April 22nd, then why have I not received my escrow refund check. IN GOOD FAITH I PAID OFF THE DAMN MORTG

Upon retirement, I relocated to Portugal. PHH is unable to update my new mailing address to Portugal in their system. I sold my Florida property in Oct of 2021. My title company paid my property taxes during the closing settlement. PHH was to send me a check for my escrow balance. I spoke with at least 6 different customer service reps pertaining to the correct mailing address. Each told me the check would be manually sent to my current address even though they could not update this in their system. End of December, I called to find out what happened to my refund check. To my expectations of this company, it was mailed to my incorrect mailing address. I was promised a new check would be cut, and they confirmed the correct mailing address in Portugal. The escalation team stated they tried to mail a new check, which was quoted for approximately $500 less than I am owed, was cut, but cannot be mailed to Portugal. They are now once again reviewing the amount due me, and state they will mail my check to my brother, who will have to then, mail it to me because they cannot mail to Portugal…. REALLYYYYYYY …. If foreign investors or real estate owners do not do business with PHH, I definitely understand why. Not to mention, the website will not even allow me logon from Portugal. I must call for all assistance needed. I have had 3 home loans with PHH. Rest assured, I will NEVER consider using them again. Horrible service, poor online web service/technology, no way to contact or complain to executive leadership (I understand why they hide behind the front lines)… 4 months after closing, they still owe me more than $2.2k in an escrow refund.

We are having the same problem with PHH on my deceased fathers Reverse Mortgage. We have sold his home and we are trying to obtain a payoff. We get a different story every day depending on whom we speak with. They show zero empathy and it feels like they are mocking us. When we ask to speak with a supervisor they either tell us there is no one available or they tell us someone will call us back. But this never happens. The Worst customer service I have ever seen. I encourage other to file a complaint with the Consumer Finance Protection Agency. This is the only thing that may get this companies attention. Amazing they are still in business!

THIS COMPANY IS NOT ONLY THE WORSE ever please dont do business with them. I waited all day to receive a call back from Shreya Imsamte #BSY, who stated that she is the escalation supervisor. After speaking with several people last week and getting the run around and getting nowhere. I was told that I would receive a call next week which is today. She did manage to call at 727pm and what she told me was the most bizarre and “stupid” thing I have ever heard. Please listen to the conversation since she said the “conversation is being record”
I asked Ms. Imsamte if she had an update to my refund check after paying off my mortg. I have been waiting for a refund check since April 22, 2022. I paid the mortg off and there is no balance. I provided detailed information and asked specific questions. One being were you all able to determine if the check was returned to PHH or cashed. She said, “the check has not been canceled and we will reissue another check once the funds have been returned to the account” I SAID WHAT. So you are saying I have to wait another month or days for funds that were never taken or withdrawn from the account to return to the account before you can issue another check. REALLY
What funds are you waiting on if the funds were never ever removed from the account because the check was never cashed. What and who trained her and why would I have to wait another month, week or days, when I paid the mortg off and provided the fund within 3 days, but my funds were treated like regular money and FEDEx protected PHH funds, but sent my funds via regular mail. No sign of the funds. Check was never received nor was the check cash. SO I ASK YOU, were is my check, where are my funds.
PHH had no problem depositing the check and getting their portion, but my funds are being delayed and all I am getting are excuses. Putting blame on the USPS. If they have no confidence in the mail system, why send my portion of the check through the regular mail. Why not give me the same courtesy and protection with my funds. I should have received my funds via a next day service.
PHH is blaming the mail, however, I received 3 separate correspondence from PHH, one being my DEED stating that mortgage has been paid in full; another stating the amount of the escrow check. So the mail is moving and mail is being received. I just don’t understand why I am being treated like this as a customer. I plan to drop this email to the CEO, Better Business Bureau and any potential customer seeking to do business with PHH/OCWEN. To date no one from the corporate office nor the owner has reached out to me.
I even provided my mom address where I will be until this matter is resolved. I really need my funds to live on and they have no regards to my life and my concerns. I will be contacting the consumer finance on PHH. This is ridiculous and no longer acceptable.

Worst experience in my life. PHH took over my mortgage in June of 2021. What’s on forbearance due to covid with prior mortgage company. I have been trying to make a payments since since August but I am not even able to set up an account online. Have never been able to get hold of a manager and always speak to a first name ID number only. I was told at one point I could not stop my forbearance and on another occasion that I was not covered to apply for a loan modification even though I have a FHA loan. I was told to not make a payment until the loan modification was approved. It has yet to be approved and then was told to mail in a payment which I did. Received a letter 3 or 4 weeks later they were returning the check because it was for the incorrect amount. I verified with 3 different people at PHH the amount I was supposed to write the check for. I am contacting the local news, CFPB and an attorney at this point.

As I read these comments I am experiencing the same thing. I was a Quicken Loans Customer for close to 20 years. I refi’d with Quicken via a broker. My Quicken mortgage was sold to PHH. Worse customer service experience ever. Customer Service is a joke. I call the help center and am transferred to a third world country, or to a young mother working from home with crying screaming babies bellowing in the background. All I want to do is to be able to make payments via the website without having to call Customer Service. I can’t make additional principle payments or additional escrow payments unless I mail those in or pay a service fee to self manage my own damn account! So antiquated and archaic. These fees are illegal, PHH lost this case in a class action suit, yet they continue to charge a fee for making an online payment or a phone payment. I have submitted the required documents to make self service payments no less than four times. I have fax receipts to prove it, Who faxes anymore. Step out of the mist and into the light PHH this is 2021. I can’t get anyone from escalation to return my call. I have waited on hold for 30 minutes only to get disconnected when finally connected to a supervisor. I am furious. I am exploring re-fining again at a fiscal loss to me, just to get away from PHH.

Worst of the worst ever…hidden fees, bad customer service, never answer the phone calls…and to top that their website is the worst piece of CRAB i ever see in the internet history., is like working on windows 95 and using dial up. Someone has to do something about this crooks, they do not care at all about the customers and even to make payments is hell. Now they charge $7.50 to make online payments and phone payments ..they are forcing customers to go automatic drafts.

Hello…I’m replying to this last comment regarding PHH Mortgage. I’m dealing with the run around of an escalations department that is called everyday to resolve my credit issues but get no where for last 2 mos. I had a foreclosure status “started” on my credit report last June 2020, however, the mortgage was paid in full on 6/3/20. I’ve sent numerous letters, emails & calls to correct this as my credit is suffering, along with court rulings that it was in error, but getting nowhere! Has anyone ever resolved their issues with them or is this blowing in the wind? There has to be some recourse as an American corporation to run a consumer business like this?!

This is the worst company I have ever worked with in my life. They do not care about their customers. They say they will call back in 48 hours, but they NEVER do. One escalations employee will tell you something one day and the next one will give a totally different answer the following day. I have never been on hold less than 38 minutes and I have been on hold 78+ minutes several times. I hate that my loan was transferred to them because they are absolutely the worst company ever. I have been trying to get information regarding to my loan since November (it is now January) and I have no more information than I did day one.

I recently refinanced my mortgage from PHH Mortgage to a new Company. PHH Mortgage paid my escrow taxes after the payoff and current mortgage company paid the taxes. Our tax collector returned the funds to CoreLogic who intern refunded the funds to PHH. I have called almost every other day and it just seems like nobody has found my funds. They claim they do but then they say they are still researching. It has been over a month and I even provided PHH with the check number sent by Corelogic. How can you hold onto someone’s money that does not belong to you? I would like this resolved ASAP and actually want to talk to someone that understands what happened and will tell me it will be sent.

This PHH Mortgage Svcs has dodged me and made it virtually impossible to handle an issue whereby I am tax exempt disabled veteran requesting my 2019 escrow payments. Phone numbers don’t work, call centers overseas, can not call management, depts. passing the buck, and now they’re selling my mortgage to try to dodge my efforts. Never missed a payment and my fico score is minimum of 777. How can an American company do such a thing?

I will definitely find one, if no one else does, My statement has an un-applied amount on it (I guess they use my interest for them), an overpaid amount was made to balance that, and should leave the Jan. 1, 2021 payment ONLY! Yet this loser is telling me that I have not made a payment since February 2020. They would have foreclosed by now!!!! My bank says different. A lady said that I was behind in paying my January 2022 payment, yet that statement was voiced on December 21, 2021. Either they are in a different world than I am, or none of them know what they are doing. Or maybe they do! They just want to foreclose on me.

My account was sent to Foreclosure. I received a bill with total amount due 10/1/2019 and have been trying for 2 weeks to bring the balance current.
a circle jerk for 2 weeks, I was given a number for this foreclosure company. it only had prompts asked for a auction number, do not have any information on this. when I called back today PHH gave me the same run around. let me on hold cannot understand them and said the notes said I spoke with the foreclosure team (a lie). still no traction and they want to take my home. I’ve been trying to pay this for 2 weeks

My mortgage loan with Ocwen, (for 14 years) was transferred to PHH in June 2019. I have NEVER missed a payment or been late. So whats up with this company.

Again, I am asking you to review this account and post my payments to this account accurately, 3rd Request. To date there has been no resolution even though I’ve sent you print outs verifying payments and bank statement. Has there been, “Misappropriation of funds.” That is what it appears to be so, an outside source needs to audit this account as my information is correct and there has always been regular monthly payments made on time with NO missed payments.
Every time I speak with a PHH CS representative, I am told something different . This tells me that no one really knows what’s going on or there is fraudulent activity. First time I was told the May 2019 payment was missing..The payment print out I received from PHH Saturday, August 17th, 2019 clearly shows that payment was received by you. (Copy enclosed.) Check #**** from my bank ***for $2,083.30 was for June and July 2019 payments (copy enclosed) Check #**** from bank **** $1,041.65 is for the August 2019 payment. (copy enclosed)

We are Camp Fire evacuees from Paradise,CA. Our home survived but all my neighbors homes did not. Our insurance payments have been signed over to PHH to put in an escrow account. All contractors have to fill out papers along with W-9 form and contractors licence. I understand that.
What I don’t understand is we have been dealing with PHH since May regarding the work that has to be done and contractors already sent in their papers. In speaking with PHH, we have told every representative that REPAIR WORK CANNOT BE STARTED until all debris in area has been removed.
Our fencing contractor finished his work last week. I called PHH asking when they were going to send out a check to contractor and when they were going to reimburse us for the payments we made to the contractor for supplies and work he had completed witch was removing the burn fence all around our house. The response I got was they need to do a 50% inspection of all the work completed. I explained to the lady that nothing has been done b/c the debris in the area has NOT BEEN REMOVED. The rep really did not care what I said, (they are all like this) she told me payment to fencing contractor and reimbursement to me was denied b/c the inspection had to be done. I asked her that my contractor has completed his work 5 days ago and he has to wait to get paid? She told me after the inspection he will get paid. Inspector is to call me within 10 days!
This was all a week ago. Today I called asking about why inspector has not called? She put me on hold. A supervisor came on the phone to talk to me.
She told me something happened with the inspector and they are calling another one and I should hear from him within 24 hours. Why didn’t PHH call me about this? Or keep me informed?
Three weeks ago spoke to another Rep. regarding payment. She told me the same thing…Need a 50% inspection on all work. I went through the whole explanation as I mentioned above. She said she call in for an inspector and I never heard from the inspector. This has been on viscous circle!
Dealing with the fire and evacuation and being unsettled because we still are not in our home and then we have to deal with PHH! Dealing with them has been very upsetting and frustrating.
I hate to put my other contractors through all of this. Having a contractor to wait for payment after his work is completed is not acceptable!

My experience is the same as Julie and Joi above…PHH transferred my Ocwen loan to PHH (another Ocwen Co.) in March 2019, after issuing a Modified Mortgage Agreement in Nov. 2018, but signed by Ocwen in March 2019 and then stopped accepting my payments because they stated I was late on payments from August 2018 (when the Modified Mortgage Agreement was post-dated to). I made all my payments have all my records and have sent them copies of checks they cashed with the mortgage # on the check but still they refuse my payments, and now they have issued another Modified Mortgage Agreement with a higher balance on my mortgage. I have an attorney and this is going to cost me a ton but I’m not backing down and I’m reporting this company to the state of Oregon for operating a business that is trying to scam me!!!

In the beginning of April, my husband and I told i tried to refinance our home with PHH. Which is who our loan is currently through.
We gave them all the necessary information and was told over and over how everything looks good, we were told multiple close dates. And the last time we were given close date it was to be June 17th. My husband worked with Stephen and cancelled all of his credit cards as he was told that was the last step.
On Friday july 12th Stephen called my husband and told him that we couldn’t go through with the refinance because he hadn’t made his June house pmt. the reason he hadn’t is because we were suppose to close June 17th! And we were going through the same company that currently has our loan!
Needless to say it totally screwed us over!
Now we have a late mark on our credit report which I am demanding be removed!
Our house pmt is due on the first of every month and we are allowed until the 16th to make the payment. It should NOT have shown up on our credit report until 7/16! Which it was paid actually both June and July’s were paid by today!
I will give PHH to remove that mark on our credit report by the end of the day Tuesday July 16th or I will make a complaint with the credit bureau and also the bbb! Thank you!!!!!!

I satisfied a repayment plan with Cikethia Arthur in May. In June, Julie Shuler send s me a notice that I am 3 months in default and sends me a refund check. I have paid $950 monthly and I have not missed a payment. I speak with james Lymham with non resolve. I paid up until June but they only recorded payments up to May. I am being sent foreclosure notices and told to re-do a payment plan. this is unfair. I have bargained in good faith and to no avail. I cannot process payments because they will not accept them now nor before I had to call in and pay extra fees. I have never received mortgage statements though I have requested them numerous times over the years. I have bank statemnts to prove my payments. These employees are stealing or practicing in something corrupt. They are not notifying me of updates or changes on my account and I am constantly getting new people on my account miscommunicating stuff. Please fix this. I am tired of placing calls and being told numerous different things and being lied to and lied on!

I entered into a mortgage modification repayment plan in March 2018 and never missed a payment. In January 2019 I am told you are missing a document for my modification. I fax in , email it in and send it certified mail 6 times. You still say you did not get it. You refuse any more payments in February 2019 and send me a notice that I am 3 months in default and sends me a refund check. I have called you over 20 times always being refereed to my relationship manager who never returns a call . The last 10 days I call every day 800 750 2518 and 1 856 712 1119 . A recording comes on and stats the person is not availble and than hangs up . If you push any buttom before you are hung up on, you are told no voice mails have been set up. I spend hours on hold to be hung up on.
I am constantly getting new people on my account who have very little knowledge or who can be of any help to me. Please fix this. I am tired of placing calls and being told numerous different things and being lied to and lied on! Please respond back with a number I can reach someone regarding this complaint.
